VA loans made simple.

Most lenders do not understand PCS timelines, BAH, or how your benefits work. I do, because I have been through it. Currently serving Camp Pendleton, MCAS Miramar, Naval Base San Diego and Naval Base Coronado.

New California law: SB 296

A property tax cut for 100% disabled veterans

Starting with the 2027 tax year, California exempts a much larger share of your home's value from property tax if you are rated 100% disabled by the VA or paid at the 100% rate through TDIU. If you are buying in California, this can change what your monthly payment looks like.

Standard exemption
50% off

Half of your home's assessed value, up to the first $1 million, is exempt. No income limit. File once.

Low-income exemption
100% off

The first $1 million of assessed value is exempt for households earning $83,474 or less (2027 limit). File every year.

How to claim it
BOE-261-G

File this form with your county assessor, along with your VA benefit summary letter and your DD-214.

Per California SB 296, signed 9/28/2026, for lien dates 2027 through 2031. Informational only, not tax or legal advice. Confirm your eligibility with your county assessor.
